The following are the inspections required by the Lexington Office of Community Development. Not all jobs require all of these inspections, but all jobs require at least one inspection. Prior to any inspection, be certain that the inspection record card is posted in a conspicuous location and available for the inspector to sign, and a copy of the approved plans is at the site for the inspector's review. The inspection will not be conducted if these items are not available.
| Excavation, Setbacks and Footing Forms: This inspection is to be scheduled after excavation with all formwork for footings and any reinforcing in place but before any concrete is placed. This inspection is not to be construed as approval of location where a plot plan is otherwise required. | |
| Foundation, Dampproofing and perimeter Drains: This inspection is to be scheduled after the wall is poured/constructed, formwork removed (where applicable), anchor bolts in place, and where applicable, damp-proofing and perimeter drains installed, but before any back-filling. Back-filling is not to take place until the wall has sufficient strength or has been sufficiently braced to prevent damage by the back-fill. | |
| Electrical and Plumbing/Gas/Mechanical Rough: As required by electrical and plumbing inspectors. | |
| Framing: This inspection is to be scheduled after the rough electrical, plumbing and/or gas inspections are approved. | |
| Insulation: This inspection is to be scheduled after all insulation and vapor barriers are in place. Where insulation will not be covered, as in an attic, this can be installed at a later date, but prior to the final inspection. | |
| Electrical and Plumbing/Gas/Mechanical Final: As required by electrical and plumbing inspectors. | |
| Fire Department: As required by Fire Chief. The Fire Department's approval is required for oil storage, woodstoves, and smoke detectors or alarms. | |
| Other: Any conditions set by other town departments (Planning, Engineering, Public Works) or divisions of Community Development (Conservation Commission, Board of Health, Board of Appeals, Historic Districts Commission, etc.) must be met. | |
| Final Building Inspection: This inspection is to be scheduled after all of the above applicable inspections have been made, but before occupancy. |
In unique situations, the above order or number of inspections may be altered with the prior approval of the Building Commissioner.
At least 24 hours notice must be given prior to any request for an inspection. All inspection requests must be made by telephone. Call either the main number (781-862-0500 X211) or contact the respective inspector directly. The telephone numbers are on the building division's home page. Use the "up" button at the top or bottom of this page to return to the home page. Do not use e-mail to request an inspection! All building inspections will be conducted within 48 hours of request. Electrical, plumbing, and gas inspections will be performed in accordance with the time limits in the applicable codes. It is the responsibility of the permit holder to be certain that all required inspections are requested and performed.
When in doubt as to the requirement for an inspection, always verify with the Office of Community Development prior to covering work or otherwise proceeding.
